Guidelines for Purchaser

For a Smoother Transaction 

1)    EARNEST MONEY

a)     Be sure to redeem your note upon acceptance or as per the contract and make  your   check payable to Prestige Realty West, LLC.  by official bank check and personally deliver to your agent.

2)    LOAN APPLICATION – PROVIDE THE LOAN OFFICER WITH THE FOLLOWING:

a)     Application Fee (usually for the appraisal and credit report)

b)     Copy of Purchase Agreement and legal description (obtainable from your agent)

c)     Proof of your down payment, such as checking and savings account statements or books, copy of your last employment check, pay stubs, and gift letter

d)     Payment books or statements of any outstanding loans, if any

e)     If self-employed, copies of last two years of IRS tax returns.

3)    AFTER LOAN APPROVAL

a)     Obtain homeowners insurance policy with effective date just prior to title transfer. Lender to be named, as they have an interest in the property.

b)     Arrange appointment with escrow agent or loan officer for signing of final documents.

c)     Bring the following with you to your closing appointment:

i)      Homeowners insurance policy,

ii)     balance of the down payment and closing costs,

iii)    official or certified check or money order payable to the title company. 

4)    AFTER SIGNING FINAL PAPERS

a)     Contact your Realtor/Seller and arrange for transferring date of the utilities

b)     Arrange for time to meet with your Realtor/Seller for possession of keys and any special instructions and warranty paperwork.

5)    AFTER TITLE TRANSFER AND POSSESSION

a)     Register your new change of address with the US Postal Service – can be done online at www.usps.com

REMINDER: TITLE DOES NOT TRANSFER AT THE TIME OF SIGNING YOUR FINAL DOCUMENTS AND DEPOSITING OF FUNDS. TITLE WILL TRANSFER IN COMPLIANCE TO THE PURCHASE AGREEMENT AND DATES IN THE CONTRACT.
